Islamic finance

Finance that aligns with your faith.

Looking for finance without traditional interest (Riba)?

At Delcy Mortgage & Finance, I can help you explore Islamic-friendly, Sharia-compliant financing options designed to align with your faith, values and financial goals.

Whether you’re purchasing your first home, investing in property, buying a vehicle or looking to finance assets, I can guide you through the available options and help you understand how Islamic finance works.

What is Islamic finance?

Islamic finance is an alternative to conventional lending that follows Sharia principles, including the prohibition of interest, known as Riba.

Rather than charging interest on money borrowed, Islamic finance uses alternative arrangements involving asset ownership, leasing, trade or an agreed profit structure.

Depending on the finance product, the provider may purchase an asset and sell it to you at an agreed profit, lease an asset to you, or enter into a shared-ownership arrangement.

These structures are designed to provide financing without conventional interest-based lending.

Islamic finance options available

  • Home finance

Looking to purchase a home while staying true to your Islamic values?

I can assist you in exploring Sharia-compliant home financing options for:

    • First home buyers
    • Owner-occupied properties
    • Investment properties
    • Refinancing existing home finance
    • Eligible self-managed super fund (SMSF) property purchases

Unlike conventional mortgages, Islamic home finance can use an alternative ownership or leasing arrangement rather than a traditional interest-bearing loan.

Depending on the product and eligibility, financing may be available with deposits starting from 5%.

  • Car finance

Purchase your next vehicle through an Islamic-friendly financing structure.

Under a Murabaha (Cost + Profit) arrangement, the finance provider purchases the vehicle and sells it to you at an agreed price, including a disclosed profit margin.

You then repay the agreed purchase price through regular instalments over the selected term.

    Options may include:

    • New vehicles
    • Demonstrator vehicles
    • Used vehicles
    • Finance terms from 3 to 7 years
    • Finance amounts up to $150,000
    • Options for employed and self-employed applicants
    • Additional repayment and balloon payment options, subject to the product
  • Business & asset finance

If you’re a business owner looking to purchase vehicles, machinery or equipment, I can help explore suitable Islamic-friendly financing options.

Depending on the asset and finance provider, financing may be structured through an asset purchase, leasing or another Sharia-compliant arrangement.

This may be suitable for businesses seeking to acquire:

    • Business vehicles and commercial fleets
    • Machinery and equipment
    • Other eligible business assets

Product availability and eligibility will depend on the specific business and asset.

  • Property investment & SMSF finance

For clients looking to build their property portfolio, Sharia-compliant financing options may also be available for eligible investment properties and SMSF property purchases.

These arrangements aim to provide an alternative to conventional interest-based property financing while supporting long-term property ownership and investment goals.

How is Islamic finance different from traditional finance?

The key difference is how the finance arrangement is structured.

With traditional finance, a lender provides money and charges interest on the outstanding loan balance.

With Islamic finance, the arrangement is designed around an asset, a contractual ownership interest, leasing or an agreed profit, rather than conventional interest.

Islamic finance is not necessarily free of financing costs. Profit margins, rental payments and applicable fees may still apply, depending on the product.

Finance options are subject to lender availability, eligibility, assessment and approval. Sharia compliance depends on the individual product and its certification.
